Pets and Strata Titles

Many potential buyers for a strata title home unit or apartment want to bring their beloved pet with them. But it's not that simple. There is no blanket rule as to whether you will be allowed to, or not. Some groups are pet friendly, some may approve a pet on a 'case by case' basis, and some have an outright ‘no pets’ policy. Nobody would expect that a noisy or dirty animal would be appropriate, but many people have a dog or cat that remains inside the property sleeping or quietly going about...

Property Zoning

Council Zones  Have you ever noticed how some areas are full of high density developments while some areas have maintained, in general, the single home on a traditional size block?  This is because your area is ‘zoned’ into separate areas by your local council. This zone decides what the property can used for. Some of the typical zones are industrial, commercial, shopping, community and, of course, residential.  I’ll talk about residential because that’s my specialty. The Planning and...

Little Fixes To Add Value To Your Home

If you’ve been thinking about selling your home in the near future, you’d know that due to Australia’s competitive real estate market, good first impressions can dramatically raise a property’s price. First impressions are critical for potential buyers. We know that modern real estate has a huge online presence, where the majority of buyers look at property on screens before deciding whether or not to inspect it in the flesh. With so many properties to scroll through and browse with...

Buying At Auction

Buying at Auction Whilst some buyers have negative thoughts, or even fear, about auctions, there are a lot of benefits in buying at auction.  The bidding process is conducted in an open, transparent forum and you know exactly who your opposition are, and what they are doing.  In South Australia, a bidder must be registered (having proved identity) and bid by displaying an allocated number – dummy bids are a thing of the past.  So, there is no mystery or secrecy – it all unfolds for all to...

To Auction Or Not To Auction

To Auction Or Not To Auction As an auctioneer, I am a strong advocate of auctions. It is a great way to sell and can produce some amazing results – but only for the right property and only at the right time. What is the right property? The right property will have one or more of the following attributes:- it will be in a high demand/high value location (i.e. close to the beach, close to the city), it will have broad appeal, it may be special or it may be rare. These high demand properties...
